Two Phase Renovation Project of 1970’s home

This two phase renovation project is going to look fantastic when it is finished. The first phase includes the addition of a new suite on the lower level and a new guest room on the upper level. There will also be an upgrade to the existing layout to improve functionality that better suits the clients needs.

Part of Phase 1 also includes an energy upgrade including the building envelope and mechanical systems upgrades. Adding exterior insulation to new exterior walls, window replacement and a new 2′-7″ deep truss roof that will allow for a thick layer of blown in cellulose insulation in the truss cavity. Upgrading the exterior walls will also improve the air-tightness and bring it up to today’s standards for energy efficient buildings. New HRV unit, heat pump and hot water heater will also be installed.

Phase 2 will expand the house area into the existing garage and a new garage will be build to gain additional sq footage in the main house on both levels.
